Property sourcing is designed for buyers with a clear brief, defined locations, or specific requirements who want a more proactive search.
Through local market research, agent outreach, and targeted direct mail, we help identify suitable opportunities, assess homes of interest, and open conversations with property owners who may be open to selling.
What’s included
Property sourcing: £600
A focused sourcing service designed to help you explore suitable homes beyond standard property searches.
Includes:
- Up to 5 property reports on homes of interest, usually £100
- Up to 100 off-market property mailers, usually £110
- Local market research and agent outreach
- Refinement of your property brief, search criteria, and buyer position
- Identification of suitable homes within your target locations
- Targeted outreach, initial contact, response filtering, and handover of suitable opportunities
Additional property reports can be added during the service at £20 each.
Additional off-market mailers can be arranged at £1.10 per property contacted.
Offer advisory add-on: £200
For buyers who want professional support once a suitable property has been identified.
Includes:
- Property, comparable sales, and market position review
- Buyer position review and offer strategy
- Guidance on offer range, terms, contents, and conditions
- Written offer submission with a clear paper trail
- Estate agent or seller communication, initial negotiation support, and guidance on next steps where relevant
Offer advisory is focused on helping you reach an agreed position. If further support is needed after an offer has been accepted, this can be discussed separately.
How it works
We begin by understanding your requirements in detail, including location, property type, budget, lifestyle priorities, and any non-negotiables.
We also discuss your position as a buyer, so the search is grounded in what you are looking for and how you can be best positioned if a suitable opportunity becomes available.
From there, we take a three-pronged approach: analysing the live market, liaising with local estate agents, and coordinating a targeted outreach campaign to suitable homes.
The service includes up to 100 off-market property mailers. Where appropriate, these are used to contact suitable owners directly through tailored mailing campaigns built around your brief, opening conversations with those who may be open to selling.
Outreach can be refined using factors such as location, property type, plot size, time at property, local context, and other indicators that may suggest a stronger fit for your brief.
Off-market outreach
Off-market outreach is designed to reach suitable homes that are not currently advertised for sale.
Using your brief, we identify properties that align with your requirements and contact owners directly through tailored mailing campaigns.
This does not guarantee a sale, but it creates a proactive route to explore homes that may otherwise never reach the open market.
This can be particularly useful where your search is focused on a specific village, street, school catchment, property style, plot size, or wider lifestyle requirement.
