4. Property reports

Property reports are tailored, digitally delivered reports created using property data, local market analysis, and relevant supporting information.

Reports may include information relating to:

  • Sold prices and comparable evidence
  • Planning, EPC, conservation, and local authority information
  • Flood risk and environmental data
  • Broadband, mobile coverage, schools, amenities, and wider area insight

Property reports are prepared using data available at the time of preparation. While we aim to use reliable and authoritative sources, we cannot guarantee that all data will be complete, error-free, or permanently current.

Property reports are provided for buyer guidance only. They are not a building survey, valuation, legal report, mortgage advice, or guarantee of property condition, value, suitability, or future performance.

You should instruct appropriate professionals where required, including conveyancers, surveyors, mortgage advisors, or specialist consultants.

5. Property sourcing

Property sourcing may include local market research, analysis of live listings, agent contact, targeted outreach, direct mail campaigns, and other search activity based on your brief.

Property sourcing does not guarantee that a suitable property will be found, that an owner will respond, or that any owner will agree to sell.

Where direct mail or targeted outreach is included, any agreed allocation or additional campaign cost will be set out before work begins.

Current sourcing terms may include:

  • Local market research
  • Up to 5 property reports
  • Up to 100 off-market property mailers included
  • Additional off-market direct mail campaigns charged at £1 per property contacted
  • A finder’s fee of 0.2% of the purchase price payable upon completion where a property sourced through Move Smooth results in a completed purchase

The exact fees, scope, and success-fee terms must be agreed before sourcing work begins.

6. Offer advisory

Offer advisory may include property analysis, market context, comparable evidence, offer positioning, and negotiation support.

We may help you consider:

  • A suitable offer range
  • The property’s market position
  • Relevant comparable evidence
  • Your position as a buyer
  • How to present your offer
  • How to respond during negotiation

Offer advisory does not guarantee that an offer will be accepted, that a property will be secured, or that a particular price will be achieved.

You remain responsible for deciding whether to make an offer and on what terms.

7. End-to-end buying advisory

End-to-end buying advisory is designed to provide wider support across your move, from search and assessment through to offer, negotiation, and progression.

The exact scope will depend on the service agreed with you.

This may include:

  • Understanding your brief
  • Supporting your search
  • Reviewing properties
  • Providing reports or analysis
  • Advising on offers
  • Liaising with agents where agreed
  • Supporting negotiation or renegotiation
  • Helping you understand next steps
  • Introducing trusted professionals where needed

Move Smooth does not control the actions of estate agents, sellers, solicitors, surveyors, mortgage providers, lenders, third-party professionals, or other parties involved in the transaction.

8. Trusted referrals and professional introductions

Move Smooth may introduce you to third-party professionals, including conveyancers, mortgage advisors, surveyors, moving companies, or other relevant providers.

Professionals may be vetted based on experience, track record, communication, reliability, and quality of service.

However, all third-party professionals are independent from Move Smooth unless expressly stated otherwise.

If you choose to instruct a third-party professional, your contract will be with that professional, not with Move Smooth. You should review their own terms, fees, advice, and cancellation policies before instructing them.

Move Smooth is not responsible for the acts, omissions, advice, fees, delays, or service quality of third-party professionals.

We may receive referral fees or commercial benefits from some professional introductions. Where required, these arrangements will be disclosed.

9. Orders and payment

When you place an order, you are making an offer to purchase a service or digital product.

Your order is accepted when we confirm acceptance or begin providing the service.

We reserve the right to refuse, cancel, or amend an order where:

Property reports are usually delivered digitally within the timeframe stated on the product page, often within 24 hours where stated. Delivery times are estimates unless expressly confirmed in writing.

Services such as consultations, advisory work, sourcing, and referrals will be delivered in accordance with the agreed scope and any agreed timings.

We are not responsible for delays caused by circumstances outside our reasonable control, including third-party delays, data availability, supplier issues, technical issues, illness, or events beyond our control.

11. Cancellation and refunds

  • A property will increase in value
  • A property will be free from defects, legal issues, financial issues, or other risks
  • Third-party professionals will perform to a particular standard
  • Any specific outcome will be achieved

Home buying involves multiple parties and external factors outside our control.

14. Information accuracy

We aim to provide accurate and useful information, but property data, market conditions, third-party information, listing details, and public records can change.

Information we provide is based on data and sources available at the time of preparation.

You should verify important information through the appropriate professional before relying on it for a purchase decision.

15. Website content and resources

Buying guides, area guides, articles, and other free resources on the website are provided for general information only.

They should not be treated as legal, financial, mortgage, valuation, surveying, tax, or investment advice.

16. Intellectual property
