- Up to 10 property reports on homes of interest, usually £200
- Up to 200 targeted off-market property mailers, usually £220

How it works
Define the move
We begin by understanding the reason behind your move, who is involved, what you are trying to achieve, and what matters most.
This includes your property brief, lifestyle needs, preferred locations, non-negotiables, timescales, budget, and wider priorities.
The aim is to understand the full context behind the move, not just the property you want to buy.
Shape your position
Before searching seriously, we help you think clearly about what is achievable, sustainable, and comfortable.
This includes your budget, funding position, sale position if you have a property to sell, chain position, timescales, and anything that may affect how strongly you can present yourself as a buyer.
Focus the search
Once the brief and buyer position are clear, we help shape a focused search strategy.
This includes balancing lifestyle, cost, location, long-term suitability, and the compromises that may need to be made along the way.
The goal is to help you search with direction, rather than simply reacting to what appears online.
Source and assess properties
We help identify suitable opportunities and stay close to the market on your behalf.
This can include reviewing live listings, liaising with local estate agents, coordinating targeted off-market outreach, and assessing opportunities as they arise.
Property reports help you look beyond the listing and understand the property, its setting, local market context, comparable evidence, and key considerations before viewing, offering, or moving forward.
Reflect after viewings
Viewings can be emotional, especially when a property starts to feel right.
We help you reflect on what you have seen, assess how well the property fits your brief, and consider its condition, surroundings, future potential, and likely compromises.
This gives you a clearer basis for deciding whether to proceed, pause, or keep looking.
Structure the offer
When you find a property you want to pursue, we help you approach the offer stage with structure and clarity.

When helpful, we can communicate with the estate agent on your behalf to keep negotiation calm, organised, and professionally handled.
Move forward after offer accepted
Once your offer is accepted, the purchase moves into conveyancing, surveys, mortgage work, searches, enquiries, exchange, and completion.
Your solicitor, mortgage advisor, lender, and surveyor each play their own role at this stage. Move Smooth does not replace those professionals.
Our role is to remain available as your buyer-side adviser, helping you understand what is happening, consider new information, access the right professional support, and stay aligned with the purpose behind your move.
Stay supported through completion
As the purchase progresses, questions, delays, survey findings, legal points, or practical concerns may arise.
We remain available as an impartial sounding board, helping you think through key decisions and understand what may need to happen next.
When needed, this may include renegotiation advisory, professional introductions, or guidance around the final stages leading towards exchange and completion.

End-to-end buying advisory is designed for buyers who want more than support at one isolated stage.
It gives you a consistent, impartial adviser throughout your move, someone who understands the property industry, the reason behind your move, and the outcome you are trying to achieve.
That means you can approach key decisions with more structure, more context, and less pressure, from defining your search through to completing on the right home.
What this service is not
End-to-end buying advisory provides buyer-side guidance, property insight, sourcing support, offer support, negotiation support, renegotiation advice, and professional introductions when helpful.
Move Smooth is not a solicitor, conveyancer, mortgage advisor, financial advisor, surveyor, structural engineer, valuer, insurance advisor, tax advisor, or estate agent instructed to sell the property.
Specialist advice should always be taken from the relevant professional where required.
Fees
End-to-end buying advisory is charged at £1,000 upfront, with a further £1,000 payable on completion.
The upfront fee covers the search, sourcing, reporting, advisory, offer, negotiation, and buyer-side support provided throughout the process.
The completion fee is only payable if your purchase completes.
